Insulation Grants For Private Landlords
It is the occupier of a property that is entitled to an insulation
grant as they pay the fuel bills. If your tenants are aged 70 or over,
or they receive a qualifying benefit / tax credit, you will not have to
pay anything towards the cost of insulation. As a private landlord,
your only requirement is to give written permission prior to works being carried out.
If your tenants only qualify for a partial grant, it is the tenant who should contribute the remainder.
However, as they are often reluctant to pay, there are further tax incentives available.
Why Insulate?
There are several reasons why landlords should insulate:
- Improves the condition and value of the property.
- Helps to attract new tenants when properties are empty.
- Helps to keep existing tenants. They will save money on their heating bills and will feel more comfortable in their surroundings.
- Helps to sell a property. All homes sold in England and Wales require an Energy Performance Certificate as part of the new Home Information Packs. A well insulated property will have a higher Energy Efficiency rating. Cavity Wall Insulation also comes with a 25 year guarantee from CIGA (the Cavity Insulation Guarantee Agency) which can be passed on.
- Helps to protect the environment from global warming.
N.B. From 1st October 2008, all landlords will be required to produce an Energy Performance Certificate when letting or re-letting a property. Certificates will be valid for 10 years from the date of issue.
How To Apply
Please complete our main application form on behalf of your tenant. You must enter their name, contact details and the property address into the main part of the form. Your own name and telephone number should go into the additional notes. If you have several properties, you will need to complete the application form for each tenant. Alternatively, you can complete our contact form and we will get in touch to take the details.
If you are unsure of your tenant's personal circumstances regarding benefits / tax credits, you can enter 'Not Sure'. Please state in the 'additional notes' box whether you would like us to contact you or your tenant in the first instance. If we are to contact your tenant, please make them aware that someone will be calling.
Written permission to carry out the work will always be requested before any work is carried out.
